Why this calculator asks which nation, rather than guessing from your postcode

England and Wales apply different property transaction taxes — SDLT in England, LTT in Wales — and the border between them does not follow postcode areas cleanly. The CH, SY, LD, NP, HR and LL postcode areas all straddle it, meaning a postcode alone cannot reliably tell you which tax applies to a specific property.

Why this calculator uses a manual nation selector

Rather than guess your nation from a postcode — and risk getting it wrong for exactly the properties where it matters most — this calculator asks you to choose your nation directly. It's a small extra step, but an honest one: a wrong guess on a border property could show you the wrong tax entirely.
